Save these contacts before you need them.
The House
- Quiet hours outside: 10 PM – 9 AM. Please be mindful of neighbors.
- Max occupancy: 16 guests.
- No street parking. Use the driveway, right garage spot, or front yard grass only. Street parking may result in fines or towing.
- No glass outside. Broken glass on outdoor surfaces is nearly impossible to fully clear and poses a serious injury risk — especially in and around the pool.
- No smoking on the property. If you need to smoke, please step off the property and dispose of cigarette butts responsibly. Thank you for your understanding.
- Pets require a $395 fee and must be pre-approved. Please clean up after your pet.
- No parties or events without prior written approval from the host.
- No unauthorized overnight guests beyond the booked headcount.
- No open-flame candles indoors (scented, pillar, tea lights, etc.) — fire hazard. Birthday candles are fine. Battery-powered candles are always welcome.
- Report any damage immediately. Accidents happen — please notify Antonio right away rather than after checkout.
- Trash pickup: Monday & Thursday mornings. Please roll bins to the curb by 7 AM and return them the same day.
Park in the right garage spot, driveway, or front yard grass. Please watch for the water meter and plumbing sticking out of the ground near the grass area.
Street parking is prohibited and may result in fines or towing.
If parking in the grass across the street, ensure your vehicle faces traffic flow (front toward the neighborhood interior, away from Atlantic Ave).
Your key is the black smart lock on the front door — no physical key needed.
- To unlock: Press the house icon (bottom left), enter your code, and the door will unlock.
- To lock: Press the lock icon (bottom right) when leaving.
Your door code will be sent to you in the messages section of your Airbnb or VRBO booking app prior to your arrival. If you have any trouble, call Antonio right away.
Please inspect the home when you arrive and notify us immediately if anything needs attention. If you notice any damage, document it with photos and send them via text or through the booking app.
Adjust the thermostat to your preferred temperature. Keep all windows and doors closed — if left open for more than a few minutes, the AC system will shut off until they are closed again.
We provide Folgers ground coffee — no need to bring your own. Available brewing options on the counter and in the pantry:
- Drip coffee maker — use the provided Folgers grounds
- French press — in the pantry
- Bialetti Moka Express — stovetop espresso, in the pantry
- Super-automatic espresso machine — uses whole bean coffee only. We recommend Nicaraguan beans from Island Roasters Coffee Company, or illy Classico from Publix. Add beans and press your selection; fill the water reservoir before brewing.
- Nespresso Original — uses small Original pods. Extra pods available at Publix.
- Keurig — in the pantry. Bring your own K-Cups or pick some up locally.
Add ice to the ice reservoir at the top. Add your mixer to the blending jar below. Press the blend button for perfect frozen drinks. Enjoy responsibly!

Spices & pantry: We stock a variety of spices and basic cooking staples — check before buying extras.
Ice maker: Sized for everyday family use. Large groups may want extra bags of ice for coolers and entertaining.
Dishwasher detergent is under the kitchen sink. Trash bins are in the pull-out drawer to the left of the pantry; bags are under the sink.
The grill runs on the home's natural gas line — no propane tank to deal with. Follow these steps:
- Find the mechanical gas timer to the left of the grill behind the small stainless steel square access door. Open the door and twist the timer to start gas flow.
- Inside the cabinet under the grill, confirm the shut-off knob is in-line with the hose (gas on). If the knob is turned sideways, gas is off and the grill won't light.
- Light and use the grill as normal.
- When the timer runs out, gas shuts off automatically. For extended grilling sessions, simply twist the timer again to add more time.
- When finished, turn the timer off to stop gas flow.
There are two full sets of washers and dryers in the laundry room. Detergent is provided. Please keep load sizes reasonable. Wash pool towels and colored items separately from white linens.
Every bedroom and living space has a Smart TV. Netflix, Hulu, YouTube TV and more are available to download. Sign in with your own account. Please sign out before you leave.
The game room is upstairs. It features retro arcade games and a professional air hockey table. Games should be ready to play — if any have power issues, check that they are plugged in at the back of the unit.
The zero-gravity massage chair is in the first floor master bedroom. Everything — including reclining — is controlled by the remote attached to the chair. Select a program and let it work its magic. It's one of our favorite things in the house — enjoy it!

Covered Pergola & Outdoor Kitchen: A beautiful covered pergola with a fully equipped outdoor kitchen, built-in grill, and bar seating for up to 9 guests.
Outdoor Bar: A separate bar area with a sink and mini fridge — perfect for entertaining poolside.
Hammock: Relax and unwind in the backyard hammock.
Putting Green: Temporarily located in the garage. Putters are available — enjoy!
Outdoor Lighting: Both the front and back yards feature beautiful ambient lighting that sets the perfect mood for evenings outside.
Front Porch: Pull up a chair and take in the neighborhood.

Everything else in the home is for your enjoyment!
Basic cleaning tools (brooms, mops, vacuum) are in the laundry room or garage. Cleaning supplies and dishwasher detergent are under the kitchen sink.
Please only flush toilet paper. Do not flush wipes, feminine products, or anything labeled "flushable" — this causes clogs. If you experience a plumbing issue or leak, contact Antonio immediately.

Detwiler Park
Right at the end of our street — free tennis, pickleball, basketball, and a playground with night lighting. We provide paddles, rackets, and sporting balls in the garage.
DirectionsHot Tub
The hot tub, bubbles, and pool/spa lights are all controlled from the tablet mounted on the wall in the kitchen. Each function runs on a 3-hour timer — reactivate it if you need longer. Want it pre-heated before you arrive? Just message us and we'll set it up.
- 1Touch the tablet screen to wake it, then slide your finger upward from the bottom to unlock.
- 2Tap "815 NSB Pool System" to open controls.
- 3Select the "OneTouch Scenes" tab and toggle on "Spa Mode." The system will begin heating after a few minutes.
- 4Allow approximately 30 minutes to reach 102°F depending on starting temperature and weather.
Important: Under the Devices section, "Spa Mode" must be toggled on — not just "Spa Heater." Using only "Spa Heater" will not heat correctly.
On the tablet: select the "Equipment" tab, then toggle on "Air Blower."
On the tablet: select the "Equipment" tab, then toggle on "Pool Light."
When finished, please turn off heating to avoid unnecessary gas usage: select the "OneTouch Scenes" tab and toggle off "Spa Mode."
The sliding glass doors to the pool have a legally required audible alarm — a grey rectangular box to the left of the door. Please confirm it is turned on when you arrive.
- To exit: Press the mute button before opening the door.
- To re-enter: Press the small button on the outside of the door frame before opening.
- The mute lasts 10–15 seconds — if the door stays open longer, the alarm will sound.
- If your group is adults only, you may disable the alarm using the black switch on the left side of the device. Please do not disable if children are present.

Follow these rules provided by Volusia County to avoid getting in trouble while on the beach.
- Always swim near a lifeguard tower and do not go past waist deep waters.
- The 10 mph speed limit is strictly enforced. Violators will be fined $116 and up.
- Alcohol is not allowed on the beach. Pour drinks into cups before heading down to avoid any trouble.
- Glass containers are strictly prohibited. Single-use plastics (like Solo Cups) are allowed. Reusable plastic or insulated cups are even better.
- Pets are not allowed on the beach, with the exception of service animals as governed by the Americans with Disabilities Act. Dog-friendly beach areas do exist, such as parts of Smyrna Dunes Park.
- Music or noise heard from more than 50 feet away is illegal.
- It is illegal to disturb dune vegetation.
- Driving or parking in the conservation zone is prohibited (marked by poles stating no parking beyond that point).
- Beachgoers may grill on the beach. If using charcoal, you must take it with you when leaving — charcoal cannot be disposed of in beach trash/recycle containers or left in the sand.
- NSB is a sea turtle nesting area — do not disturb nests or use bright lights near the beach after dark.
- Beach gear is in the garage — chairs, umbrellas, towels, a utility cart, toys, and sporting equipment. Please clean and return everything after use so the next guests can enjoy them too.
- Bikes are in the garage — lock code is 81518. Biking or walking to the beach is strongly recommended during peak season when parking fills up fast.
- Get there early on holidays. The beach can reach vehicle capacity quickly and access ramps may close until vehicles leave.
- Bring shade. We provide a few umbrellas and a canopy in the garage. If you need an upgrade, there's an umbrella and chair rental company near the large yellow lifeguard tower on the beach.
- Grilling on the beach is a fun and cost-effective option. Remember to take your charcoal back with you. Alternatively, food trucks are usually near the Flagler Avenue entrance, or order delivery and meet the driver at the nearest beach access point.
- The car wash bucket in the garage isn't for your car — it makes a great hand-washing bucket at the beach. Fill it from the outdoor shower to rinse sand off your hands before eating.
- Florida sun is intense — reapply sunscreen every 90 minutes.
- Always check surf and weather conditions before entering the water. See the Current Beach Conditions card at the top of the guide.
Driving on the beach is permitted in New Smyrna Beach. The beach is always free for pedestrians and cyclists.

Checkout
Check-out is at 10:00 AM. Before you leave, please take care of the following:
- Start a load of white linens/towels in the washer
- Wash pool towels separately from white linens
- Run the dishwasher
- Take out all trash and replace bags
- Remove all personal belongings
- Return beach gear and bikes to the garage
- Close and lock all windows and doors
- Sign out of Smart TVs (Netflix, Hulu, etc.)
